1Send the scenario
Address, purchase price, budget, exit, and what you've built before. A napkin sketch is fine. No credit pull, no application fee, no commitment.
2I tell you the truth
What it funds at, what it costs, what's going to be a problem, and whether it's fundable at all. If the answer is no, you hear it on day one instead of week six.
3We build the package
I assemble the submission the way that lender's credit committee wants it. You get one checklist. Nothing gets requested twice.
4Close
I stay on the file through appraisal, title, and draw setup. When something breaks at 4:45 on a Friday, you have my cell.
Why Developers Send Me Their Deals
I underwrite it before the lender does. Your file goes out with the track record, REO schedule, sources and uses, and construction budget already built the way that specific lender wants to see them. Clean files get better terms. Sloppy files get re-traded or dropped.
No shotgun applications. I don't blast your scenario to thirty lenders and see what sticks. I go to the two or three that fund your exact profile. Your credit stays intact and your deal doesn't get shopped around the market.

Most deals don't die from bad numbers. They die from bad matching.
You've got a 6-unit ground-up in Somerville, a 40B site in Dracut, a condo conversion with a permit window closing. So you start dialing. Bank one wants two years of stabilized operating history on a building that doesn't exist yet. Bank two says yes, then discovers your LLC is three months old. Lender three quotes you a rate on Tuesday and re-trades you Friday, eleven days before your P&S deadline.
Six weeks gone. Deposit at risk. Still no term sheet.
That's not a credit problem. That's a routing problem — the file went to lenders who were never going to fund it.
